Before we recommend the sales price for a house, we will develop a Highest Price Market Analysis (HPMA) that will help set the highest price that the house could be sold for. This analysis will show the listing price of similar houses in the area as well as the prices at which the houses actually sold. Additionally, the analysis will give us information about houses currently on the market and about houses that were on the market but never sold. Based on a well done HPMA, we are able to show seller the current market conditions. Each home is given its own sale's Timing Analysis and a personalized marketing strategy developed specially for that home. 

Next, we'll discuss seller's  goals and expectations. Everyone who seller has different goals that need to be factored in when calculating the listing price. Lets think about the following goals.

  1. Is your goal to get the maximum sales price for your home?
    • If so, are you willing to have your house on the market for several months?

  2. Is your goal to sell your house quickly?
    • If so, are you willing to sacrifice some of your potential profits in order to sell it quickly?

    • Want to upgrade?

    • Financial reasons?
    • Relocating?

  5. How serious are you about selling?

Market conditions will play a role in setting the listing price for your house. We'll factor in how quickly houses are selling in your area, interest rates, the strength of the school system, and finally whether it is a buyer's or seller's market.
